Roediger merger with Coldwell Banker creates new real estate venture

Roediger Realty, Inc., a real estate company serving west central Ohio since 1966, has merged with Coldwell Banker Heritage Realtors.

The merger created Coldwell Banker Heritage Roediger in the Springfield and Urbana markets as of Sept. 1.

“Coldwell Banker Heritage has been looking to break into the Clark and Champaign counties for over 10 years,” said Ron Sweeney, managing partner of Coldwell Banker Heritage. “They are great markets where Coldwell Banker Heritage did not have a presence.”

That local presence in integral to success in real estate, he added.

“…Real estate is local and you need to understand the market and their respective nuances to be successful and represent the client well,” Sweeney said. “We have quite a few agents from the Springfield area, but they sell in other markets like Beavercreek or New Carlisle, etc. But this is not Clark or Champaign counties, which are different from Greene and Montgomery counties.”

Sweeney noted that while Coldwell Banker Heritage didn’t have a physical presence in Clark or Champaign counties, they have a five-percent market share “so we knew about the market and hence we thought this was a good decision,” he said.

Roediger Realty, which started in Troy almost 50 years ago, services both the Springfield and Urbana markets offering professional real estate services for both buyers and sellers. Jim Roediger will continue to manage the Springfield and Urbana operations under the name of Coldwell Banker Heritage Roediger and report to Rick Heben at in the Coldwell Banker organization structure.

“This is very exciting for us,” Roediger said. Roediger’s office is located in Springfield at 331 Mount Vernon Ave. and consists of three employees and 14 agents.

“It’s a comfortable fit for us; we feel they are very similar in culture and the way they operate,” Roediger continued. “The only difference is the opportunities that we will now be able to present to our buyers and sellers as well as our agents.

“The technology that is now available to us through Coldwell Banker is amazing,” he continued. “When I learned what’s going on with the marketing and communications — I felt like we were living under a rock. We will be able to be more transparent with our buyers, sellers and agents — to give them up-to-date information about how the marketing of their home is going.”

The merger has mutual benefits, according to Sweeney.

“Both organizations benefit greatly from this transaction and combination,” he said. “This combination is about chemistry. Roediger and Coldwell Banker Heritage are aligned very similarly. In any real estate transaction or combination, chemistry and culture are very important. And since we are aligned very similarly in the way we manage, develop and support the agent, this made the combination discussion much easier.”
